UK’s property moves so much safer with quality conveyancing

From listing to completion, moving house is a stressful time for both buyers and sellers.

In fact, a recent survey has showed the UK took on average 179 days for the process, which is pretty much 6 months, bar a day or two.

As conveyancing experts in Staines, we find this survey by a digital property pack provider useful in that it gives realistic timescales for moving from start to finish.

However, it doesn’t really explain why the property moving process takes a while. Simply, there are many checks to be done, and many laws dating back decades and sometimes centuries.

We do find though when we are liaising with other legal teams to move the sale through it is much speedier when all parties use quality conveyancing teams, who have a good local knowledge.

Recent research focused on 12 countries, where people from the UK are likely to move to, which included close European neighbours as well as well-known English-speaking countries. It was far from an extensive global report, but worthy, nonetheless.

It showed the UK as taking a bit longer than Italy, for example at 159 days, whilst Germany, has 137 days. At the other end of the scale the United States is under two months.

The conveyancing process, which is when a sale is agreed and the legal work starts in earnest, which we at Dale & Newbery get involved in, generally is between 3-4 months.

As we have said before, buying property is one of the most important financial transactions an individual can make, and quality conveyancing by a solicitor that knows the area inside out is vital.

We at Dale and Newbery get frustrated at how many property moves are held up, or even fall through due to poor conveyancing, sometimes recommended by parties with a vested interest.

It means property sales, nearly always worth hundreds of thousands of pounds, are being rushed through with substandard home buying reports.

Property transactions due to many laws and the cost of purchasing aren’t often quick and straightforward in the UK, and local law firms act for their clients based on ensuring that every important detail has been scrutinized.

A solicitor in Staines will often know issues particular to the region, such as potential planning problems, environmental issues etc., and this knowledge will be upfront early in the process rather than an unexpected discovery weeks into the process.

For example, if you were buying on a modern estate in Surrey, which has had issues with methane due to the homes being built on it an old land fill tip, who would be better an experienced lawyer based a few minutes away, or a mass-produced conveyancing operation that could be in the North?

If you are considering selling or buying property in Staines or anywhere in the region, then remember local conveyancers like Dale & Newbery are here for your best interests and are totally independent.
